What a Component-Level Contract Misses

The standard maintenance model for glasshouse facilities is organised around packages. A heating service covers the boiler, distribution pipework, heat emitters and controls interface — up to the point where the next contractor’s scope begins. A controls service covers the computer, sensors and actuators. A glazing inspection covers structure and sealing.

Each contractor produces a service report confirming their scope is in order. What no service report covers is the interaction between scopes: how the heating distribution behaves relative to the current ventilation strategy, how the controls calibration relates to the actual microclimate in each bay, how a glazing repair on the south elevation has changed the light and temperature behaviour of the bays directly adjacent.

It means modifications are assessed against their system-wide effects, not just their local result. A maintenance contractor will service the component being replaced and move on. A maintenance relationship will identify how that replacement interacts with adjacent systems, flag the risks before works are agreed, and provide input that shapes the scope in ways a tender process cannot replicate.
